Who We Are

The Brazilian Beach House Company is the only travel company dedicated to renting fully staffed private properties on the coast of Brazil. We have an exclusive portfolio of around 80 astonishing properties – villas, beach houses and private islands - which rank among the most luxurious accommodation available in Brazil today.
Private house rental is the ultimate in luxury travel, allowing clients to avoid the hassles of hotel check-ins, mini-bar bills and other guests and enjoy the privacy and freedom of their own property, staff, pool and, in some cases, own beach.
What’s more this is affordable luxury. Often renting a house will cost the same or less than taking a handful of rooms in one of the better hotels in the same area. Our properties are priced clearly by the night and the cost of extra services (transfers, boat charter, extra staff...whatever is needed to make a holiday perfect) are all transparent and up-front.

Since we started renting Brazil's best beach houses nearly 10 years ago, others have tried to copy our Original Brazilian Beach House Style but only we know how to get the best out of your time both on holiday and in Brazil. The house is only part of the equation to a great holiday, the rest lies in exceptional service and delivery of what is promised.

We understand that not everyone coming to Brazil will want to rent a house so we have hand picked the best beach hotels that share the Beach House creed of style and service. These hotels and pousadas can be booked through us at the same rates - or less - than with the hotels themselves.

Steven Chew, founder
Born and educated in England, Steven subsequently lived in Venezuela and Argentina, before settling in Brazil. A pioneer of the luxury and expeditionary travel in Latin America he is the founder of the Brazilian Beach House Company. “When I started arranging travel for Clients in Brazil we hit on the idea of renting beach houses and private islands and staffing them to the highest levels as chic, owner run hotels were then almost non existent in Brazil (mid-1990’s). Since then we have had great success and fun in developing a portfolio of the best private beach houses in Brazil most of which offer accommodation that far exceeds many of the hotels in the same areas.” Steven is a Contributing editor for Conde nast Traveller in the UK and regularly writes on Brazil for US and UK titles.



How to select the right property for each enquiry?
We have houses that start at about US$500 per day (low season) and others that cost up to $15,000 per night over the peak Christmas and New Year season, so it can be a daunting task to choose which property is best for each client’s enquiry. There are a few obvious checks that can be made by enquiry about budget, the number of guests in the party, the level of luxury required, whether there are young children in the party, time of year, location and any other specifics that are a must (a big pool, beachfront etc..). To make it easier for clients we have split our portfolio into six categories that reflect both the type of property and the price. Some are bigger than others; some have their own beaches and some resemble deluxe beach shacks, but with all mod-cons. All are the very best of their kind.

The houses and private islands in Film stars and Villains tend to be the biggest and the best and suit high rollers and James Bond villains alike. They are all very private. Flip-flop luxury lies at the heart of what we are about – stylish houses in great locations with exceptional, low-key service. For Robinson Crusoes are a selection of blissfully simple, remoter beach houses for those who want to get away from the world (see note below). City Surfers will delight those looking for the action of the city without cutting down on their beach-time and Beach Cowboys is a one-off, world-beating ranch a few minutes upriver from some of Brazil best beaches. Surf shacks are our latest venture and we have put together a number of fabulous houses close to some of Brazil’s bests surf breaks and kite- surfing spots ...

Robinson crusoe houses
Enlivened with a sense of adventure befitting the most discerning of Robinson Crusoes, our Collection of Robinson Crusoe Houses are hidden in remoter and less well-known parts of the Brazilian Coast and are ideal for a more independent traveller who enjoys trail-blazing. Lovingly restored former fisherman’s cottages and deluxe beach-shacks, island houses and surf shacks in the far North-east offer a new wave of private accommodation that will inspire guests with a feeling of pioneering and discovery. While the service in these houses has deliberated been paired down (there is no English speaking concierge at hand, for example) all have been selected by using the same rigorous criteria we apply to the bigger, grander villas in the BBH Collection. All have been selected for their location, for being impeccably maintained and run and that they all represent the very best of their kind. All benefit from having daily maid service (the maid is also responsible making wonderful tropical breakfasts) and pre-arrival grocery shopping can be arranged so that guests arrive to a fully stocked fridge and with the BBQ lit. This is beach-life at its simple best and requires little packing...real bare foot luxury. Booking a Robinson Crusoe House will perhaps offer the most Brazilian experience of all the houses in our Portfolio and call for a certain amount of self-reliance. We simply love them.

Pre-arrival customised grocery shop and travel notes
Before your clients' arrival we provide detailed notes on both the property and the destination, including a list of activities that may be booked in advance (boat charter, day trips, sea-kayaking etc...). In addition to our standard welcome hamper of drinks and snacks, we strongly recommend adding an additional sum to the balance invoice to allow for a customised pre-arrival grocery shop for food and wine. This means that clients arrive to a house fully stocked with their needs and likes (especially important when there are children in the party) and that the first meal is ready to be served on their arrival. It is a good idea, too, to get a feel for what Clients like to eat along with any dietary requirements or allergies and to ask what they would like to have served as a first meal.

Pre-arrival customized grocery shop: how it works. How much money should allow?
We suggest you include a sum in the balance invoice to cover pre-arrival grocery shopping. Here’s a loose guide to what to include:
Small groups / city apartments: Us$300
Medium sized groups (Up to 8 pax): US$800
Large groups (8+): US$1,000

What’s typically included in the pre-arrival grocery shop?
Whenever choosing products for the pre arrival shopping we favour local premium brands. Here is a sample list for a medium sized group, but of course anything (with in reason of local availability) can be added or subtracted):

Do you have suggested / sample menus?
Yes – we are always happy to provide suggested menus for the guests’ stay and even work up daily menus for larger parties where and when a professional chef has been contracted.

What’s included in the welcome hamper?
The welcome hamper includes all basic cleaning and household products from soap to toilet paper, washing up liquid etc... and a few light snacks and drinks so that the clients do not arrive to an empty house or fridge. This includes mineral water, soft drinks, beer and cachaca, fruit and snacks for guests arrival. The Welcome hamper by no means replaces the need for pre-arrival grocery shopping should the clients not wish to do the shopping themselves on arrival.

Can we add to this list and provide for client gifts?
Yes, absolutely. It’s a good idea and we can include extra food, wine or flip-flops as a gift from your company. For families with young children it is also a good idea to throw in some beach toys: bucket and spades, boogie-boards, footballs or the like.

Who does the shopping during the stay and how does that work?
In all houses that include a BBH host, the host will arrange for all shopping to be done. Guests will typically give the host a float and then they will be presented with supermarket / market receipts. No charge is made for this service and guests pay for the shopping and nothing else.

In the case of City Slicker apartments when no cook is included and Robinson Crusoe houses guests should be prepared to do their own shopping (although help will always be at hand if required).

Tips are not included in the rental costs and hosts will provide guidance on this locally. As a general rule US$5-10 per room per night is a good tip. Concierges (hosts) do not expect to receive gratuities, although they are always delighted when they do.

Meals and wine
We are happy to arrange menus and shopping for clients in advance and this is particularly worth considering when booking a larger property in the high season. This has the advantage that clients are not continually being asked to pay – and find cash – locally for shopping. To prepay for clients’ meals (three meals a day, plus soft drinks and fruit juices, national beer and spirits – but excluding wine) costs from US$60 per person per day. (Obviously the inclusion of a fulltime cook is essential – see below).

Wine in Brazil is expensive and we can supply mixed cases of selected South American wines in the ratio of red, white and rose as specified from about US$290 per case.


What are the dates of high and low season?
All of the houses have three seasons: High (15th December 1 – 28th February, plus Easter week), Low (rest of the year 1st March – 15th December), and Peak (Christmas /New Year see below, and Carnival). Please note that some houses may have slightly different seasons; check on the rate sheet or in the specific property brochure.

Reveillon (new year) From approx. 20 December – 5 January: peak season
The demand from the domestic market (particularly from Paulistas) for private houses on the beach over New Year far outstrips the availability and this drives prices to very high levels, most notably in Trancoso which remains the hippest destination for the Christmas / New Year holidays. While we make every effort to negotiate good rates for our clients, it is nevertheless a very expensive destination for foreigners wanting to take a house (or stay in a pousada or at an hotel) at this time. Normally all houses and hotels have a minimum 7-10 night stay. Typically the price in peak season will be twice that of the high season.

Working with your DMC
BBHco are very happy to arrange any services for your clients from the moment they arrive in the country and we have good net rates with road transfer suppliers and for private charters of helicopters, private planes and yachts. Alternatively we are more than happy to liaise with your existing ground handler in Brazil regarding the arrangements for a Clients’ arrival at their property. In the event we have not arranged arrival transfers to a property we should be advised of how your clients will be arriving at the villa, at what time they are expected, their flight information and the name and contact details of the agency or person responsible for arranging their travel.

Additional services
We will happily provide competitive quotes for the following services in Brazil, as required: road transfers / boat charter / extra staff and chefs / helicopter and plane charter / full guiding and tours from the house arranged by concierge / car hire.

BBH Hosts – what do they do?
All houses in our portfolio have the benefit of an English-speaking host service which we have found to be crucial for clients to enjoy their holidays to the max. The level of this service varies between the type of property and this will be made clear to you at the time of booking. Generally the different types of property have concierge-service including in the weekly rate as follows:
Filmstars and Villains: Full time concierge service
Flip-flop Luxury: Half day concierge service (up to 4 hours)
Robinson Crusoe: available by phone only. There may be no English speaking staff at the property
Beach Cowboys: Full time concierge
City Surfers: Concierge there on day of arrival for a half-day and then available by phone (local mobile phone provided). Guiding services / additional concierge work available upon request.
In addition all clients’ have access to our office during normal working hours whether to deal with a problem on the property or just to reconfirm an international flight and 24hr Emergency assistance.

Security deposits
A security deposit is charged against all properties at the time of the balance invoice and this must be paid in full, or the operator must sign a form stating that they will hold this deposit on behalf of the BBHC and assume responsibility for damages and extra costs to this level caused by this client. The value of this deposit is typically the equivalent to 10% of the rental value, or a minimum ofUS$1,000 which ever is the greater amount. Deposits will be refund within 10 working days of departure upon a satisfactory inspection of the property and contents and when no charges are applicable for damages or any outstanding bills for groceries, laundry, telephone use or any other item.

Not all houses have internet access on the property (please check property notes), but coverage can be supplied for guests with laptops using plug-in devices. This service must be requested and paid for in advance. Please note that we are dependent on the service provider for internet cover and cannot be held responsible for technical failings.

Cooks and chefs
Local cooks and experienced chefs are available to work at all properties. Typically prices range from about US$500 per week for a good local cook to about $2,500 per week for an experienced chef. Prices will be quoted for individual bookings and vary accordingly to location and time of year.

Domestic staff & extra staff
All of the properties we work with come staffed. The level of service and staff depends with the type of property and the specific staff included with each property and their working hours are specified in the property notes. Extra staff are available for an additional charge and should be requested in advance. Please note that none of the staff that work in the houses (maids, cooks and caretakers) should not be expected to speak or understand English (although they will do their best!).

Do all houses accept children?
Brazil is very child friendly and makes for an excellent family destination with children of all ages. Children are welcome in virtually all of the properties in our portfolio and any exceptions are clearly noted in the property notes for each house, including those where there are potential hazards. In all properties where children are accepted it is at their parent’s own risk. Please contact us for the list of the properties we especially recommend for families with young children.

Special events, weddings & corporate shindigs
Practically all of our larger properties will lend themselves to corporate events, or parties and the some are licensed to hold wedding
Ceremonies on the premises. Parties and special events carry additional charges and require written permission in advance.

What is meant when it is stipulated that ‘no single sex groups’ are accepted at a property?
You might notice that some of our larger House Party properties stipulate 'no single sex groups' under the property restrictions. This is by no means alluding to the sexual orientation of guests, but indicates that these owners prefer family/a combination of male and female guests within the groups that stay at the property (and they don't wish to accept stag and hen groups)

Do you allow fashion shoots / filming in the properties?
Yes. Commercial photography or film can be arranged at most of our properties with advance permission. An extra 50% is usually charged on the nightly rate for commercial usage.
Where are your properties located?
Most of our properties are located in Southern Bahia (with the largest number in Trancoso), between Rio and Sao Paulo: Angra dos Reis, Ilha Grande & Paraty,Buzios, Rio de Janeiro (the city) and a few in the far North East States of Ceara and Alagoas.

WhatS the weather like and when’s the best time to go?
Brazil is genuinely a year round destination, but different regions are better at different months: In the south around Rio and Sao Paulo (Buzios, Angra, Paraty), the summer months (December, January and February) are the hottest and wettest. They are also the busiest. We recommend visiting when it is slightly cooler and drier from March to September, but do be aware the water temperatures in Buzios are quite a bit cooler in the winter months.

Southern Bahia is wettest from the end of May until mid October - the rainy season – and is at its sunny best during the European and North American winter months.

During the Northern Hemisphere winter Southern Brazil has as little as a 2 hour time difference from the Uk and parts of Europe and just 1 hour for New York.

Fam and press trips
We will usually arrange one or two hosted group fam trip to visit our properties in Brazil during the year. These are by invitation only and please let us know if you would be interested in being included.

For those agents travelling to Brazil alone and wish to visit or stay at one or more of our properties we will go out of our way to arrange discounted accommodation and we can usually arrange discounts of 50% during low season.

If you have a journalist with a confirmed commission who you would like to stay in one or more of our properties then we will be delighted to host them whenever possible and offer complimentary accommodation where possible.

Exchange rate
All of our rates are given in US Dollars. However there has been a huge flux in the dollar/real rate over the last 12 months. BBH reserves the right to adjust net rates during the course of the year should the difference in exchange rate fall by more than 5%. We will also endeavour to reduce rates should the dollar return to a reliably stronger position against the Real.

Bank charges
All banks charges must be paid in full by the sender.

Minimum stay requirements
We encourage a minimum rental period of one week, but many properties do accept shorter rentals during non-peak times of year upon request. The absolute minimum even in low season is 3 nights.

Longer stays
We are happy to offer a discount of 10% for rentals of 2 weeks or over.

Check-in and check out times
The properties managed by the BBHco are happy to accept arrivals and departures on any day of the week and we do not operate a fixed day or arrival / departure policy. Guests may check in at any time after 14h00 and depart by midday on the day of departure unless a late check out is requested and confirmed in writing.

Rental conditions
Individual rental conditions are given in the property descriptions, but it is vital that the maximum number of guests stated for each property is not surpassed as guests will be asked to leave. We regret to inform that groups of single men are not accepted at any BBH properties.

Booking fee
A booking fee of US$300 is added to all bookings, no matter how long the stay. This is necessary due to the high administrative costs of each booking and contributes to the cost of the welcome hamper.

How do you provide us with information on the properties?
Once you have become a BBH Agency Partner we will provide commissionable rates for all of our properties; high resolution photograph and descriptions (as Word Docs.) downloadable from Dropbox.
For all of the properties in our portfolio we also have unbranded online brochures available (these will be transferred at some point in the near future into unbranded pdfs which contain no contact information) which means you can get a BBH property in front of n interested client at the click of a single email.

Can we feature the all BBH properties on our website, in newletters and in our brochures?
Yes and we hope very much that you will. All photography remains property of BBH and any used in print (brochures or in printed media) must be cleared for us with us first.

How can we check availability?
We are presently working on cracking how we can keep all availability charts up to date and online, but as we work with so many different owners this may still take a little while (believe us: we’ll tell you when it’s ready!!). In the meantime we keep up to date calendars for all of our properties, but please do check availability of specific properties with us before confirming anything with your client?

Can we hold an option on a property while our client makes up their mind?
Yes, we can usually hold an option on a property for one week, but only one at a time. At peak season and during the World Cup and Olympics there may be exceptions when the property is only available on a first-come, first-served basis.
